Springbrook Prairie Pavilion is a 270,000-square-foot shopping center that is located at the northwest corner of 75th Street and Fort Hill Drive in Naperville. The project is nearing completion, with the first tenants moving in this month, and is projected to be completely ready for occupancy by the end of the summer. The pedestrian-friendly center was designed to blend seamlessly with the surrounding environment, with a central plaza capable of hosting various events and programs. It is the first shopping center in DuPage County, Illinois, to seek LEED-Silver certification. Tenants include Whole Foods Market, Loehmann’s, World Market, Nordstrom Rack, Noodles and Company, Buffalo Wild Wings and Home Goods.
The Shoppes at College Square
Location: Belleville, Illinois
Developer: Koman Properties
St. Louis-based Koman Properties is planning to develop the approximately $70 million shopping center on the northwest corner of the Southwestern Illinois College campus along Carlyle Avenue and South Greenmount Road in Belleville. The 400,000-square-foot multi-use project is striving to provide a tenant mix that will create synergy with the 26,000 students attending the adjacent university. The developer is currently in negotiations with the school for the 23-acre site; the first tenants involved in the project are Walgreens and Starbucks Coffee. Koman Properties expects to complete the development in phases, and is in the process of finalizing the construction time table.
Center of the Northshore
Location: Northbrook, Illinois

Patterned after the Piazza Navona in Rome, the 570,000-square-foot mixed-use development is underway at the northwest corner of Skokie Boulevard and Dundee Road. The heavily populated Chicago suburb boasts an approximately 7 million-square-foot office market, which led the developer to gear its restaurant and service tenants to daytime office users, as well as typical shoppers.
The majority of the site work is complete, and vertical construction is scheduled to begin soon. The developer expects to turn over space to tenants for interior build out in January 2009. The $130 million development includes 74 condominiums, a Hyatt Place hotel, Class A office space and a Muvico entertainment complex. Additional tenants include a Europe at Night, E*Trade, Panera Bread and the Northshore Center banquet facility.
