Cadillac Centre is a $200 million mixed-use development located on the Monroe block of Campus Martius Park — the hub of downtown Detroit. The complex will feature two 24-story sculpted metal and glass towers, known as SkyLoft Towers, rising from a 12-story base. The project will include 84 apartments, 48 of which will be located in SkyLoft Towers; 100,000 square feet of retail space; a 30,000-square-foot market; more than 25,000 square feet of boutiques and specialty shops; a 14,400-square-foot health club and spa; a multiplex cinema; a 40,000-square-foot public park with water features; and 800 parking spaces. The new development will be connected to the existing Cadillac Tower. The project is being designed by Anthony Caradonna of Opus Architecture & Design Studio.

The project is also being designed to be environmentally sustainable. A 22,000-square-foot living roof will top off the building, and will help collect and filter rainwater, as well as control energy consumption. Solar panels will also be sandwiched between exterior glass panels, and will generate electricity for the complex.

Cadillac Centre is being built in a part of Detroit currently experiencing a revitalization. The Westin Book Cadillac hotel, redeveloped Pick-Fort Shelby hotel, and three other luxury casino hotels will be located just blocks from the development. A Wayne County Renaissance Zone program is expected to be used to attract national tenants to the development. Groundbreaking is scheduled for September 2009, with completion in December 2011.

Randhurst Village

The Randhurst Mall is an existing 100-acre shopping mall, which was the first regional mall in the Chicagoland when it was built in 1962 in Mount Prospect. The mall will be redeveloped and transformed into Randhurst Village, an open-air, mixed-use lifestyle center. Beginning in the summer, the development team is demolishing the core two-level structure, leaving the surrounding anchor stores and converting the existing basement into convenient parking for non-retail uses. The current retail anchor tenants will remain operational during the redevelopment period. When complete, the new center will total approximately 1.35 million square feet, and feature retail, hospitality and residential components. Retail tenants will include Carson Pirie Scott, AMC Theatres, The Home Depot, Jewel-Osco, Steve & Barry’s, and Bed, Bath & Beyond. The redevelopment is expected to be complete in 2010. The new Randhurst Village will include enhanced landscaping and lighting, better traffic circulation and an exciting group of new tenants.

Park Place

The $130 million first phase of Park Place, a mixed-use development underway at 117th and Nall streets in Leawood, is opening this month. Phase II construction will begin in the spring, and the completion of the aloft hotel is expected by late fall. The Element Hotel, as well as additional retail space, will be available spring 2009. When complete, the $450 million project will feature 200,000 square feet of retail and restaurant space; 350,000 square feet of Class A office space; up to 350 residential units; and two of Starwood Hotels’ newest concepts — a 158-room aloft hotel and a 140-room extended-stay Element Hotel.

The residential component will include a mix of townhomes, lofts and condominiums, which will benefit an area that is experiencing significant growth in Johnson County, Kansas. Park Place is located directly across from Sprint’s world headquarters. Some of the restaurants signed on for the development include Morton’s Steakhouse, Trezo Vino, Paciugo Gelato, Fish City Grill, RA Sushi and California Pizza Kitchen. Supporting the center’s pedestrian-friendly environment, Park Place offers extensive green space, large sidewalks, and al fresco dining.

Zona Rosa - Phase II

The 735,400-square-foot second phase of the highly successful Zona Rosa mixed-use development in Kansas City is underway, with completion expected for this fall. Walton Construction Company is handling construction of the project, which is located along Northwest 86th Street in northern Kansas City. The $100 million destination will include retail, entertainment and restaurant users, as well as office and multifamily components. Tenants have not yet been announced, but with the success of Zona Rosa’s first phase, expect a  collection of national and regional users that will draw customers from throughout the Kansas City metro area.

Albany Park is a mixed-use development expected to break ground this year along State Route 161 and Hamilton Road in New Albany. Comprising more than 500,000 square feet, the project will include retail and hotel components when it is complete in fall 2009. Albany Park is located in one of the highest growth submarkets in the Columbus, Ohio, region, in which the number of households within a 1-mile radius has grown at a rate of 12.2 percent a year — growth  that is projected to continue for at least the next 5 years.

The Streets of St. Charles at Noah’s Ark

The Streets of St. Charles at Noah’s Ark is a $385 million mixed-use development located on 26 acres at Exit 5 on Interstate 70 just outside of St. Louis. Once all phases are complete in 2010, the development will comprise 300,000 square feet of retail space, 150,000 square feet of office space and up to 1,100 residential units. Principal Construction Management & Design is serving as the project’s conceptual architect, and interviews are underway for project engineers and a general contractor. Demolition of the site has been completed, and grading will begin in the spring. The project’s location benefits from ideal visibility and neighboring attractions, and shares an exit with attractions such as the Ameristar Casino, Bass Pro Shops, and a new Embassy Suites Hotel and Convention Center.

The former Lemp Brewery complex comprises 950,000 square feet over 26 buildings on 15 acres. The buildings were constructed at various times between 1864 and 1919, when Prohibition closed down the brewery. While in business, Lemp introduced America’s first lager beer, and became more well-known than the nearby Anheuser-Busch brewery. Various companies have occupied the space since then, including International Shoe Company.

The $140 million redevelopment of the brewery will take place in phases over the next 4 years. The first phase, to be complete by October 2009, will comprise 90,000 square feet of office and retail space, as well as 112 apartment units. The second phase, to be complete by October 2010, will add an additional 152 apartment units. The third phase, which will be complete by October 2012, will include 10,000 square feet of commercial space and 157 apartment units. Construction is expected to begin in May.

A joint venture between Ebersoldt + Underwood Architects and WDM Architects is designing the project. Construction Dynamics and Paric Corporation are providing contracting services.
