The facility features the design/build construction process to provide a turnkey LEED-registered facility. This large municipal project will house the City of Naperville’s Public Works Department and the archival storage for the revered historical venues — the Naper Settlement. McShane Construction Corporation and Arete 3 together with Drew George & Partners (LEED consultant) will deliver the project this fall.

How does this project demonstrate that the
construction industry is changing?
The Novus International headquarters showcases many established and forward-thinking elements of sustainable design and construction. The $20 million facility is being designed to achieve LEED Platinum certification. The environmentally-focused framework for the new facility features innovative solutions such as skylights and floor-to-ceiling windows to maximize the use of natural light; under-floor air distribution system; restoration of native and adaptive vegetation and landscaping designed to require zero irrigation; and on-site wind turbine renewable energy sources. The Novus International, Inc. global headquarters is expected to be complete this summer.

Meridian constructed this project meeting DP Partners’ recently launched “4 Green” program, which included:
• Minimizing and recycling construction waste.
• Installing clerestory windows to increase natural light in the building.
• Painting interior warehouse walls white, using low VOC paint, to improve lighting efficiency.
• Using T-5 fluorescent lighting system with motion sensors.
• Using regionally sourced materials and materials with high recycled content.

How does this project demonstrate that the
construction industry is changing?
A true example of how the creativity of developers is driving creativity in construction — the Meadows is a lifestyle center with detail that distinguishes it from other retail enclaves in the St. Louis region. Its nuances include a dozen variations of brick and stone; captivating streetscapes and a central plaza with a 15-foot tall bronze sculpture and a 40-foot clock tower; storefronts that contrast deep-set, limestone frames with 11- to 15-foot-tall shop windows; and an abundance of landscaping and 3-acre lake. Davis Street has already gained leasing commitments from nearly 30 retailers and restaurants, including three opening their first stores in Missouri — Von Maur, Backwoods and Bachrach.

How does this project demonstrate that the
construction industry is changing?
St. Louis Motorsports’ Lamborghini dealership is really pushing the envelope when it comes to innovative design and utility. The $3.8 million dealership offers a look into the future, at how automobile dealerships can be made more distinctive and engaging. Although the luxury car dealership technically falls in the retail sector, ARCO Construction Co. engineered a true fusion of retail and entertainment. While the dealership sells and maintains luxury vehicles, it is more of a destination than a mere sales location; it has played host to multiple business and charity events since its opening in June.

Type of project: Speculative warehouse facility
What is unique about this project?
The 6.6-acre brownfield site, located at the corner of Halsted Street and Pershing Road in Chicago’s historic Stockyard Industrial Park, required close interaction with Chicago to meet MBE/WBE and city residency requirements mandated by this project. New developments such as this one are typically built out in the suburbs rather than in major urban areas, where preservation of open space is a major issue. Working closely with the EPA to remediate the property, we managed the design and installation of a Vibro-placed Stone Column System in order to provide an adequate soil bearing pressure system in soil otherwise incapable of supporting a building.
